Karoliniškės urban strategy




Bauland has prepared an urban feasibility study to modernize Karoliniškės micro-district, which was built in 1970’s during soviet occupation. Our strategy is based on urban redevelopment phasing:
1. Create a continious public space network strenghtening natural surroundings;
2. Convert district urban structure into smaller quarters with new pedestrian-oriented functional connections;
3. Start with structural transformation of soviet modernist housing.


During soviet times, mikrorayons such as Karoliniškės were planned in the modernist planning period. At that time, due to large flows of new residents into cities, mass construction of prefabricated multi-apartment structures and large green areas were seen as a great solution. Currently, large green areas have mostly turned into parking lots while the hierarchy of public spaces has not been formed. Residential apartment buildings are almost all the same with a lack of architectural variety, public services and attractive meeting places.


Bauland has proposed conceptual solutions for improving the living quality of Kroliniškės district on three different scales: Vibrant, green and cozy district of Karoliniškės; Expressive neighborhoods with clear boundaries; Green and active community spaces with service streets. We believe that the Karoliniškės urban study together with the proposal of 12 rules of a vibrant micro-district can serve to renew other modernist districts as well.
