Bauland

“Bauland” has prepared an urban feasibility study for the modernization of the Karoliniškės micro-district, which was built in the 1970s during the Soviet occupation.

The urban vision for Karoliniškės is being developed comprehensively, taking into account the district’s specific issues—its different typologies and existing local identity. The goal of the vision is to identify the best sustainable development guidelines and alternatives for the Karoliniškės district. The proposed strategy is based on three main phases of urban regeneration. First, the aim is to create a continuous public space network, strengthening the existing natural environment. Second, it is planned to convert the current district structure into more distinct, smaller quarters, connected by new, pedestrian-oriented functional connections. Finally, the changes would begin with the structural transformation of the Soviet modernist buildings themselves.

It is proposed that the strategy be implemented according to the 12 rules of a vibrant micro-district. Under this strategy, solutions are implemented at three different scales:
1. Vision L – a vibrant, green, and cozy Karoliniškės district
2. Vision M – expressive quarters with clear boundaries
3. Vision S – active community courtyards
